We had sent you a report in April which listed the sites we had bid on. Alhamdulillah, we have reached a non-binding agreement with a specific price, and are targeting to sign a binding Purchase Agreement in the next 10 business days with a non-refundable deposit of $300,000. After that there will be a 30 day Due Diligence period, after which we will open escrow (target late-June) and increase the non-refundable deposit to $1,000,000, Insha Allah. We will disclose the site address to you at that time.

Site Information

The site is comprised of two buildings, located on 7+ acres, with 430 parking spots. Each building has two stories comprised of 50,000+ sft., for a total of a 100,000+ sft campus. The site is located off Bake Parkway, near Baker Ranch in Lake Forest, where over 1,000 homes are being built by Toll Brothers and Lennar. Within a mile there is a skating park, the Lake Forest recreation park, and the Towne Center.

Site Vision

We will dedicate the ground floor of the first building for the Musallah, and the second story to classrooms, and offices for counseling and administration. The second building will be a Multi Purpose Center (MPC) with Basketball court, other play areas, Caf , Food Pantry, etc. We will share these plans over the next few months, and hope to have the site ready prior to next Ramadan, Insha Allah.

Site Financing

The purchase price is $24.5m. We anticipate spending $2.5m on the improvements stated above. A month ago we told you that we had $10m in the bank which increased to $11.5m in April/May. We have Qard-Hasan commitments in the amount of $10m. The target is to obtain additional donations of $3.5million (for a total of $25m), to purchase the building and start preliminary work.
